R7 development at King’s Cross

Overview:

The impressive R7 office building at King’s Cross, Handyside, has benefited from industry-leading ventilation systems designed and installed by Adexsi UK.

The development has been designed by Duggan Morris Architects and adds up to 150,000 sq ft across 10 floors of modern and attractive office space – already all fully let by the likes of New Look and XTX Markets. The seven-metre high entrance lobby is public, allowing access to a three-screen cinema, retail and restaurant space at the ground and mezzanine levels.

Adexsi UK was appointed as a subcontractor on this major Kier project, responsible for safeguarding all occupants and assets with the design, supply, installation and ongoing maintenance support for a significant pressurisation and basement smoke control system.

Outcome:

The desired smoke control effect was only achievable through use of a pressurisation system across all ten floors of the office building. A pressurisation system uses a mechanical fan setup to force air into escape route areas during a fire, keeping those areas (such as lobbies, stairwells and corridors) free from smoke. It’s connected to smoke detectors via a wider VeriCom smoke control system that can determine where the fire is located in the building, offering protection to other floors and enabling easier fire fighter access to the area of the blaze. Our solution also included a basement ventilation system for the basement ‘cycle spa’ which provides 260 bike spaces, changing rooms and showers. It features smoke dampers within ductwork, ensuring that hazardous smoke doesn’t spread if a basement fire were to break out.
