VeriShaft system for hotel refurb

Overview:

When a building undergoes a change of use, so its smoke control systems need to be reviewed and – very likely – refurbished, upgraded or replaced.

In the case of Brook House, London, a Grade II listed office block on the corner of Tottenham Court Road, the conversion to a Premier Inn ‘hub’ hotel was to create some 179 bedroom and leisure facilities.

This represents a significant change of use as occupancy becomes 24/7 and dozens of small rooms are created in the previous office space.

Adexsi UK was appointed to review and upgrade the smoke control systems in place, ensuring that they would be suitable for protecting the safety of hotel guests and staff.

Outcome:

Working for Leonari under main contractor Apex Contracting, Adexsi UK was able to specify its life-saving VeriShaft smoke control system. VeriShaft is a mechanically-powered smoke shaft designed to evacuate smoke in the event of a fire. It works by channeling smoke from the fire floor into a vertical chimney and out of the building, using a rooftop fan system to create the required negative pressure. The shaft is adorned with dampers on each floor – on the fire floor these open to allow smoke into the shaft, while remaining closed on all other floors to prevent the smoke from spreading throughout the building. The system also benefits from taking up less space than its natural smoke shaft equivalent, meaning the developer was able to maximise lettable room space at the smart, compact ‘hub’ by Premier Inn – Goodge Street.
